Trickle Vent Regulations Explained
Do I Need Trickle Vents in New Windows?
This is one of the most common questions asked by builders, window installers and homeowners.
Unfortunately, the answer isn’t simply:
“The old windows didn’t have them, so the new ones don’t need them.”
Trickle vents – more correctly described as background ventilators – form part of the ventilation strategy covered by Part F of the Building Regulations in England.
When windows are replaced, the work should not make the building’s ventilation less satisfactory.
This is particularly important because modern replacement windows are normally considerably more airtight than older windows.
The Quick Answer
If you’re replacing windows:
- Existing trickle vents should not simply be removed.
- The absence of vents in the existing windows does not automatically mean the replacements can be supplied without them.
- A window’s night-vent position isn’t an acceptable substitute for a proper background ventilator.
- A homeowner cannot simply sign a disclaimer refusing ventilation and make otherwise non-compliant work compliant.
- A suitable wall ventilator may sometimes provide the required background ventilation instead.
- Mechanical ventilation systems need to be considered before specifying window vents.
The correct solution depends on the dwelling and its ventilation strategy.
What Is a Trickle Vent?
A trickle vent is a controllable background ventilator designed to allow a relatively small amount of air into or out of a building without requiring the window to be fully opened.
They may be installed:
- Through the window frame
- Through a head extension/add-on
- Through another suitable part of the window construction
- Through the external wall as an alternative background ventilator
The objective is controlled background ventilation – not simply drilling a slot through a frame.
Why Did Trickle Vents Become More Important?
Older buildings often have considerable uncontrolled air leakage.
Air can enter through:
- Poorly sealed windows
- Frame gaps
- Floorboards
- Chimneys
- Other gaps in the building fabric
Modern refurbishment aims to reduce those draughts.
Modern windows are:
- Better sealed
- Better glazed
- More airtight
- More thermally efficient
That’s good for energy efficiency.
But there is a consequence.
If uncontrolled air leakage is substantially reduced without providing appropriate ventilation, moisture and indoor pollutants can accumulate.
This can contribute to:
- Condensation
- Mould
- Poor indoor air quality
- Excess humidity
Part F therefore needs to be considered alongside Part L.
Part L wants to reduce uncontrolled heat loss.
Part F wants to make sure the building still has adequate ventilation.
Existing Windows Already Have Trickle Vents
This is the straightforward scenario.
If the existing windows incorporate background ventilators, don’t remove that ventilation provision without establishing an acceptable alternative.
When obtaining a quotation, tell the window supplier:
- Which windows currently have vents
- The rooms they serve
- Existing vent performance where known
- Whether the ventilation system is changing
Do this before manufacture.
What If the Existing Windows Don’t Have Trickle Vents?
This is where the most confusion occurs.
Builders sometimes assume:
“We’re replacing like-for-like, so we don’t need vents.”
That is too simplistic.
Replacing old leaky windows with new airtight windows can reduce the ventilation of the building.
The applicable Part F guidance therefore needs to be considered.
Don’t make the decision based purely on whether you can physically see a vent in the old frame.
Can the Homeowner Refuse Trickle Vents?
A customer may say:
“I don’t want those ugly vents.”
or:
“I’ll sign something saying I accept responsibility.”
That does not provide an alternative route to Building Regulations compliance.
If ventilation is required, a disclaimer does not remove that requirement.
This is especially important for installers working through a competent person scheme.
Don’t allow a customer’s aesthetic preference to turn into your compliance problem.
Can I Use the Window’s Night-Vent Position?
No – not as a substitute for compliant background ventilation.
A night-latch position leaves the window slightly open.
This is not considered an appropriate replacement for a background ventilator.
Among the problems are:
- Security
- Draughts
- Difficulty determining equivalent ventilation performance
If the specification requires background ventilation, use a suitable ventilator.
Can I Put the Vent Through the Wall Instead?
Potentially, yes.
Part F does not mean the background ventilator must always be physically installed through the window.
A suitable wall ventilator can potentially provide the necessary background ventilation.
But it needs to provide the appropriate equivalent area and form part of the building’s ventilation solution.
The sensible sequence is:
- Determine required ventilation.
- Identify where it will be provided.
- Record responsibility.
- Order the windows accordingly.
Not:
- Order windows without vents.
- Hope somebody drills holes through the wall later.
Existing Wall Vent
If a room already has an appropriate wall ventilator providing the required background ventilation, it may mean additional window ventilation isn’t necessary.
However, don’t confuse a combustion air vent for an open-flued appliance with a Part F background ventilator.
They serve different purposes.
What Is Equivalent Area?
This is one of the most important technical terms for window installers.
Ventilator performance is normally specified using equivalent area, expressed in square millimetres:
mm² EA
Equivalent area is not simply the physical size of the slot.
A 400mm-long vent isn’t automatically “better” than a 300mm vent.
Different products have different aerodynamic performance.
Always use the manufacturer’s declared equivalent area.
Don’t Quote Vent Length
If a specification says:
8,000mm² equivalent area
you cannot satisfy that simply by saying:
“We’ve fitted two 400mm vents.”
You need to know the declared equivalent area of those particular ventilators.
Typical Room Requirements
The precise ventilation requirement depends on the applicable Part F edition, ventilation system and building.
Under the 2021 Part F guidance for natural ventilation, for example, Table 1.7 sets different minimum equivalent areas according to room and whether the dwelling is single or multi-storey.
That is exactly why installers should not create their own universal trickle-vent sizing rule.
Use the applicable Approved Document and ventilation design.
Important 2026/2027 Change
A new Approved Document F was published in March 2026.
However, builders should not assume that publication date means every project immediately follows the new requirements.
The associated Future Homes and Buildings Standards regulations generally come into force from 24 March 2027, with transitional arrangements.
This means there may be projects running under different regulatory standards.
Always establish which standard applies to the particular building.
New-Build Properties
Don’t automatically install trickle vents in every new-build window.
First determine the ventilation strategy.
The dwelling might use:
- Natural ventilation
- Mechanical extract ventilation
- Continuous mechanical ventilation
- MVHR
- Another designed solution
Follow the ventilation specification.
MVHR and Trickle Vents
Mechanical Ventilation with Heat Recovery is specifically designed to provide controlled ventilation.
Therefore:
“Every new-build window must have trickle vents.”
is not a reliable rule.
Follow the project’s designed ventilation system.
Adding unnecessary vents can undermine the intended airtightness and ventilation strategy.
Acoustic Trickle Vents
Standard ventilators can reduce the acoustic performance of an otherwise high-performance façade.
This matters near:
- Main roads
- Railways
- Airports
- Nightclubs
- Industrial areas
- Plant rooms
Where noise matters, consider an appropriately specified acoustic background ventilator.
Do not spend money on expensive acoustic laminated glass and then ignore the large ventilation path through the frame.
Air Pollution
Ventilation intakes should also be considered in relation to outdoor pollutants.
Where possible, the ventilation design may position intakes away from the worst pollution sources.
This can matter on busy urban roads.
Trickle Vents in Aluminium Windows
Aluminium windows can accommodate background ventilation in several ways depending on the system.
Possibilities include:
- Frame-mounted vents
- Head extensions
- Add-on profiles
- Other tested/manufacturer-approved arrangements
Don’t start cutting aluminium profiles on site without confirming the system details.
Trickle Vents and PAS 24
Where a window needs PAS 24 performance, ventilation components should be compatible with the security-tested/certified product arrangement.
Do not modify security-sensitive components without checking.
Trickle Vents and Fire-Rated Windows
Never casually add a trickle vent to a fire-resistant window.
Fire-resistant windows are tested/classified systems.
Any penetration or modification needs to remain within appropriate evidence.

Mistake 1 – “The old windows didn’t have vents.”
Not a compliance assessment.
Mistake 2 – Letting the customer sign a waiver.
A waiver doesn’t override Building Regulations.
Mistake 3 – Using night vent instead.

Real-World Example
A builder replaces 12 windows in a three-bedroom house.
The existing windows are old and draughty and don’t contain trickle vents.
The builder orders modern A-rated windows without vents.
After installation, the ventilation provision is questioned.
The argument:
“But there weren’t any vents before.”
doesn’t establish that the replacement work has maintained satisfactory ventilation.
The better process would have been to assess the ventilation requirements before ordering.
Builder’s Pre-Order Checklist
Before ordering windows, establish:
- What ventilation system is installed?
- Are existing background ventilators present?
- Are suitable wall vents present?
- What equivalent area is required?
- Is the project naturally ventilated?
- Is mechanical extract installed?
- Is MVHR installed?
- Are there acoustic requirements?
- Are there PAS 24 requirements?
- Which regulatory standard applies?
