Part F Building Regulations Explained – Ventilation & Trickle Vents for Windows
What is Part F?
Part F of the Building Regulations deals with ventilation.
Modern windows and doors are considerably more airtight than many of the products they replace. While this improves energy efficiency, reducing uncontrolled draughts can also reduce the amount of fresh air entering a building.
Part F therefore sets requirements intended to provide adequate ventilation and maintain indoor air quality.
For builders and window installers, the most visible consequence is often the requirement for background ventilators – commonly called trickle vents.
The Quick Answer
When replacing windows in an existing dwelling, don’t automatically assume that because the old window did not have trickle vents the new one does not need them.
The current Part F guidance significantly strengthened the approach to ventilation when windows are replaced.
Where background ventilators are required, they need to provide the appropriate ventilation capacity. A window’s night-vent position is not treated as a substitute for a compliant background ventilator.
A homeowner simply saying they don’t want trickle vents does not remove the Building Regulations requirement.
Why Does Part F Matter?
Everyday activities produce moisture and pollutants:
- Cooking
- Showering
- Drying clothes
- Breathing
- Cleaning
- Using household products
Without adequate ventilation, these can contribute to condensation, mould growth and poor indoor air quality.
This becomes particularly relevant during refurbishment.
An older house may have had relatively draughty windows. Replacing them with modern, well-sealed windows can substantially reduce uncontrolled air leakage.
The building therefore needs an intentional ventilation strategy.
Replacement Windows
This is where many builders get caught out.
Existing windows already have background ventilators
As a practical starting point, replacement windows should normally retain appropriate background ventilation rather than removing it.
Do not simply order the new windows without vents.
Existing windows do not have trickle vents
Do not assume this means the replacements should also have none.
The current Approved Document F contains specific guidance for replacement windows and the provision of background ventilation.
The correct solution depends on the dwelling and its existing ventilation system.
Can wall vents be used instead?
Potentially.
Part F is concerned with achieving adequate ventilation rather than insisting that every background ventilator must physically be fitted into the window.
However, the alternative needs to form part of a suitable ventilation solution and provide the necessary equivalent ventilation.
Do not remove vents from a window quotation merely because somebody says, “We’ll put a vent through the wall later.”
Responsibility should be established before manufacture.
Can the Customer Sign a Disclaimer?
This is a common misconception.
A homeowner signing a document saying:
“I don’t want trickle vents.”
does not magically make a non-compliant installation compliant.
Building Regulations are not optional contractual extras.
If background ventilation is required, a customer waiver does not override that requirement.
What Is Equivalent Area?
Ventilator performance is commonly stated as equivalent area, normally expressed in mm².
This is important because two vents that look similar may provide different ventilation performance.
Do not size ventilation purely by:
- Vent length
- Slot length
- How many vents are fitted
Use the declared equivalent-area performance of the ventilator.
New-Build Homes
Ventilation should be considered as part of the overall building design.
A new dwelling may use:
- Natural ventilation
- Continuous mechanical extract
- Mechanical ventilation with heat recovery
- Another designed ventilation strategy
You should therefore not automatically add trickle vents to every new-build window without checking the ventilation design.
For example, a correctly designed MVHR system may lead to a different window ventilation specification.
Always work from the project’s ventilation schedule.
Extensions
An extension can create another common problem.
The builder may order windows based purely on the window sizes without considering how the extension affects the ventilation of the dwelling.
Before ordering, establish:
- Which rooms are being created
- Whether existing windows are being removed
- Whether the extension affects ventilation to existing rooms
- What ventilation system is being used
- What Building Control has approved
Trickle Vents and Acoustic Performance
This deserves attention on projects close to:
- Roads
- Railways
- Airports
- Commercial premises
- Night-time noise sources
A high-performance acoustic window can be compromised if a basic ventilator creates an easier route for sound.
Where acoustic performance matters, consider acoustic-rated ventilators as part of the complete specification.
Trickle Vents and Security
Ventilation also needs to work with the security specification.
For PAS 24 or Part Q applications, use products and configurations compatible with the tested window or door system.
Don’t randomly modify a security-tested product on site.
Common Part F Mistakes
Mistake 1 – Copying the old windows
“The existing ones don’t have vents” is not a compliance strategy.
Mistake 2 – Removing vents because the homeowner dislikes them
Customer preference doesn’t override Building Regulations.
Mistake 3 – Using night vent instead
A partially opened window is not the same as compliant background ventilation.
Mistake 4 – Ignoring mechanical ventilation
The opposite mistake also occurs: vents are added unnecessarily without checking the building’s designed ventilation strategy.
Mistake 5 – Looking only at vent dimensions
Check the manufacturer’s declared equivalent area.
Mistake 6 – Leaving ventilation until installation day
By then, frames may already have been manufactured.
Real-World Example
A builder renovates a 1970s house.
The original windows have no trickle vents.
He orders modern airtight uPVC windows without vents because he assumes he is simply replacing like-for-like.
Building Control subsequently questions the ventilation provision.
The builder now has a problem that could have been avoided at quotation stage.
The better approach is to establish the ventilation requirement before manufacture and specify the appropriate ventilators or approved alternative.
